Masaar 3 is the latest phase of Arada's pioneering forest-living community in Sharjah, expanding the original Masaar master plan with new clusters of villas and townhouses set within a biophilic landscape of more than 50,000 trees. The community is organised around a central green spine that connects seven gated districts to a shared hub of retail, schools, cycling tracks and wellness amenities. Masaar 3 offers two-, three-, four- and five-bedroom homes with smart-home features as standard, generous gardens, and direct access to 6.6 km of forest trails. The fifth sub-phase, Layan, launched in April 2026 with a 5/40/55 payment plan and prices starting from AED 1.79 million. Handover for the latest Masaar 3 phases is scheduled for Q2 2026 and onwards.
